Project Title: The Guanajuato Plaza & Culinary Atrium
Project Concept: A Private "Amphitheater" Kitchen & Immersive Themed Courtyard
Design Driver: Designed from the inside out to center on an interactive 12-seat home entertaining hub and theatrical culinary stage.
I. PROJECT VISION & DESIGN RULES¶
This document serves as the structural program and visual style guide for a high-performance hospitality machine wrapped inside a residential envelope. The core aesthetic is an authentic "Street Scene" at night in Guanajuato, Mexico, utilizing the architectural language of colonial facades, vibrant multi-story colors, unpolished textures, and a celestial night sky ceiling. Every surface, balcony, window, and lighting element must reinforce age, patina, warmth, human scale, and the absolute illusion of exterior architecture inside a home.
The Core Mandates:¶
- The Inside-Out Mandate: The layout and dimensions of the central 12-seat cooking theater dictate the structural spans, vertical clearance, and utility placements of the entire home footprint.
- Concentric Rectangle Layout: The home is mapped as an open, two-story central core (The Plaza), with private guest suites, entry paths, and service corridors forming the "buildings" and alleys wrapping around it.
- Acoustic & Structural Performance: The design must cleanly isolate guest and master living quarters from high-volume commercial-grade ventilation and kitchen prep spaces.
- The Thematic Continuity Rule: Modern residential defaults—including flat drywall, standard trim, gloss paint, modern recessed lighting, and perfectly uniform surfaces—are strictly prohibited. Every element must look weathered by time and tell a story (e.g., a shutter slightly askew, an overflowing planter, or a repaired plaster patch).

III. FAÇADE MASSING & COMPOSITION¶
- Multi-Story Colonial Massing: The second-floor façade must read structurally as a row of small, individual colonial buildings rather than a single monolithic wall. Framing must incorporate slight depth variations (2" to 6" offsets), irregular parapet heights, and asymmetrical window spacing to simulate evolutionary historical growth.
- Projecting Bedroom Units: Guest Bedrooms 1 and 4 must project deliberately into the atrium space to establish distinct architectural facades, creating dramatic structural depth and casting realistic shadows across the town square floor.
- Juliet Balcony Rhythm: Each projecting bedroom unit must feature a shallow Juliet balcony (6" to 12" depth projection) complete with a wrought-iron guardrail, aged terracotta or wrought-iron bracketed flower boxes with cascading greenery (ivy/bougainvillea), and a deep-set window or rustic shutter set.
- Façade Overlook Hallway: The transit walkway behind the façade plane must feel like an exterior street-facing balcony walkway, maintaining a clean, continuous visual line across the atrium without allowing public bathroom doors to breach the thematic space. The hallway is flush with the façade plane and is not a projecting mezzanine, preventing engineers from misinterpreting the alignment as a cantilevered system.
IV. DYNAMIC ISLAND FOOTPRINT & SPATIAL CLEARANCES¶
To maintain the mandatory 48-inch Callejón safety aisle and prevent spatial bottlenecks, structural framing must accommodate the dynamic footprint of the island when fully occupied by guests (assuming a standard 36-inch deep occupied-seat envelope at a 42-inch high bar top):
- Center Axis Clear Depth: 106 inches minimum required from the backstage walkway line to the back of the center row seats (70" structural depth + 36" guest envelope).
- Wing Axis Clear Depth: 130 inches minimum required from the backstage line to the back of the 135° angled wing seats.
- Total Frontage Width: 267 inches minimum horizontal clearance required across the plaza floor to accommodate the full width of the island and flanking seats.
- Safety Aisle Boundary Coordination: The base of the central staircase and the structural framework of the mid-height staircase landing must not intrude or encroach into the 48-inch Callejón safety aisle walkway at the first-floor level.
V. STAIRCASE ARRIVAL GEOMETRY & SPECIFICATIONS¶
The central grand staircase functions as the primary ceremonial architectural anchor and must be executed according to strict spatial and visual constraints:
- Landing Geometry & Lounging: Designed as a deep, structural U-shaped staircase. The mid-point turnaround features an oversized architectural landing engineered to host integrated accent lounge seating.
- The Upper Foyer Landing: The top flight of the stairs must terminate at an intentional upper landing zone that acts as a generous transition foyer before guests step outward onto the straight façade overlook hallway.
- Railing & Structural Continuity: Handrails and safety guards along the staircase and mid-landing must utilize custom, hand-forged or forged-look wrought iron finished in a matte black beeswax. This ironwork must match the upper Juliet balcony façade railings exactly, showcasing subtle scroll accents and avoiding modern horizontal climbable elements.
- Lighting Infrastructure: Staircase steps must incorporate low-voltage, warm-toned concealed LED tread lighting. The mid-landing seating alcove requires discrete accent lighting, paired with a subtle under-rail wash to highlight the forged iron architecture without creating glare in the lower Plaza.
- Sightline Alignment: The center axis of the U-shaped stairwell must line up symmetrically with the centerline of the first-floor Stage and cooking theater, ensuring a dramatic, framed panoramic view of the kitchen counter immediately upon a guest's descent or arrival at the upper landing.

VII. TECHNICAL & UTILITY REQUIREMENTS¶
1. Mechanical, Ventilation & Makeup Air (HVAC)¶
- Acoustic Extraction Blower: The island cooking line requires a high-performance 1500 CFM commercial-grade extraction system. To ensure zero acoustic interference during guest dining, the extraction blower motor must be remotely mounted on the roof exterior or via an external attic run, isolated with inline sound silencers.
- Makeup Air Interlock System: A dedicated, automated makeup air unit (MAU) must be electrically interlocked with the hood. When the extraction system triggers, the MAU must supply tempered air directly into the base of the atrium to equalize pressure and prevent cooking odors from entering the upper guest suites.
2. Electrical, Automated Lighting & Nighttime Atmosphere¶
- Electrical Panel Load: Minimum 300-400 Amp dedicated panel service to split heavy commercial appliance loads from sensitive low-voltage theatrical lighting.
- Theatrical Lighting Control Network: An integrated control system (e.g., Lutron HomeWorks / Control4) must govern three dimmable lighting presets, operating strictly between 2200K–2700K for ambient zones:
- Scene 1 ("El Mercado" / Prep): High-energy, cool ambient lighting (4000K) washes the atrium. Hood task lights at 100%.
- Scene 2 ("Noche en Guanajuato" / Service): Atrium ambient lights dim to black. Fiber-optic star ceiling kit triggers with a random slow twinkle against an indigo ceiling. Hood task lights drop to a warm, low-glare golden pool (2700K). Discrete under-counter LED strips activate to light guest seating paths.
- Scene 3 ("La Cantina" / After-Hours): Cooking stage lights cut completely. Low-voltage path lighting, staircase step-tread lights, and decorative hanging Moravian tin star lanterns remain on.
- Upper Façade & Hallway Lighting Infrastructure: Modern overhead ceiling downlight cans are strictly prohibited. The upper level must be illuminated exclusively using low-voltage, warm-toned tin or wrought-iron sconces/lanterns featuring punched metal or amber glass patterns with a subtle amber flicker.
- Concealed Texture & Backlighting Strategy: Every façade window and wood shutter must integrate concealed, warm amber backlighting with zero visible LED hotspots to simulate nighttime occupancy and interior street life. Concealed floor/ledge uplights must be deployed to wash the lime plaster walls, casting deep shadows and highlighting the color washing.
3. Structural & Framing Engineering¶
- Clear Span Courtyard Atrium: The central core requires a completely clear structural span (approx. 35' x 45') with zero vertical load-bearing columns down to the plaza floor. The space is a clear atrium void completely free of perimeter catwalks or floating walkways.
- Façade Hallway Structural Support: The straight Juliet balcony façade hallway is supported by a concealed structural beam wrapped as a rustic timber lintel with decorative stone corbels. This structural lintel spans between the projecting framing walls of Guest Bed 1 and Guest Bed 4, keeping the hallway structure tucked tightly into the interior building plane.
- Acoustic Isolation Engineering: All interior walls backing up to the central staircase and the 1st-floor backstage area must utilize staggered-stud framing, dual-layer acoustic drywall, and dense mineral wool insulation batts to hit a high target STC (Sound Transmission Class) rating.
4. Plumbing & Logistics Stacking¶
- Symmetrical Vertical Plumbing Chases: Structural engineering and framing plans must incorporate two dedicated vertical plumbing cores inside the front exterior corner walls to isolate drop lines from the wide clear-span atrium:
- Front-Left Chase: Directly ties together the upstairs Left Jack-and-Jill bathroom and the downstairs Master Bathroom.
- Front-Right Chase: Directly ties together the upstairs Right Jack-and-Jill bathroom and the downstairs Living Room Wet Bar.
- Service Loading Axis: The door leading from the service corridor to the exterior load-in zone or garage must be a minimum of 42 inches wide (solid-core single or double doors) to easily clear commercial catering rolling racks and heavy bulk deliveries.
VIII. REQUIRED DELIVERABLES FOR ARCHITECTS & CONTRACTORS¶
To prevent standard residential construction defaults, the design team and general contractor must provide the following review deliverables prior to framing and finish procurement:
- Façade Elevation Drawings: Detailed vertical planes mapping out the 2" to 6" building offsets, irregular parapet lines, and bedroom projections.
- Material Sample Boards: Physical mockups of the multi-toned lime plaster texture, color-wash methods, and Saltillo/cobblestone grout joints.
- Ironwork Shop Drawings: Component layouts for the staircase, handrails, and upper Juliet balconies verifying matching scroll profiles and black beeswax finishes.
- Lighting Mockups & Detail Sheets: Component layout showing hidden LED placement for window backlighting, plaster uplighting, and stair tread glows to confirm zero visible hot spots.
- Structural Detail Sheets: Cross-section drawings illustrating the clear atrium void without perimeter walkways, the staircase arrival axis, the hidden structural beam framing for the upper hallway, and the stone corbel installations.
- Color Mockup Elevations: Full-color façade elevation sheets demonstrating the precise aesthetic distribution of Terracotta, Mustard, Cobalt, Oxide Red, and Limewash across the upper level building facades to ensure intentional visual variety.
